Know your rights as a NSW renter

Any lease at Kiama Ridge Waters runs under NSW tenancy law, and the rules have changed a lot since late 2024. NSW Fair Trading lists these protections:

  • Rent increases: limited to once every 12 months for all lease types, from 31 October 2024.
  • Application fees: you can't be charged for background checks or for preparing the agreement, from 31 October 2024.
  • Ending a lease: since 19 May 2025, a landlord must give a valid reason to end a tenancy. No-grounds evictions are gone.
  • Paying rent: you must be offered a fee-free way to pay, by bank transfer from 19 May 2025 and Centrepay from 2 March 2026.
  • Moving your bond: optional portable Smart Rental Bonds started on 10 August 2026, so you can carry an existing bond to your next home.

Bring your pet with you

NSW rules now make it easier to rent with a pet. A landlord can refuse only for set reasons, such as unsuitable fencing, not enough open space, or likely damage above the bond. The landlord has 21 days to reply, and if they don't, the pet is approved automatically with no conditions. From 2 October 2026, if you move in with a pet, you can apply within seven days of starting the tenancy and keep your pet at home while the request is considered. The NSW Government pets in rentals page lists every reason a landlord can give.

For holiday stays, pets are welcome on request in four of our five apartments. If you're after a lease, choose the pets option on the enquiry form and tell us about your animal, and we'll confirm what applies to your apartment. See the pet rules at Kiama Ridge Waters and the off-leash headlands nearby.
